Proper cleaning and routine maintenance help protect finishes, preserve smooth operation, and prevent corrosion—especially in coastal or high-humidity environments.

2General Cleaning

Prepare one of the following cleaning solutions:

  • 1 teaspoon baby shampoo per 1 gallon of water, or
  • 1½ cups vinegar per 1 gallon of water

Cleaning Steps:

  1. Rinse the surface with clean water from top to bottom.
  2. Clean using mild soap and water with a sponge or soft brush, applying uniform pressure horizontally, then vertically.
  3. Promptly rinse thoroughly with clean water. Do not allow solution to dry or puddle on the surface.
  4. Wipe dry with a lint-free cloth.
  5. Repeat steps if necessary.
  6. Dry window frames and sills with a separate cloth.

3Removal of Excess Paint on Glass

  1. Soak dried latex paint with warm soapy water.
  2. Wipe with a damp cloth or sponge.
  3. If needed, gently scrape with a plastic putty knife. Repeat soaking and scraping if necessary.

4Precautions & Safety

  • Never mix cleaners or solvents.
  • Use assistance when handling large window sashes or patio door panels.
  • Use proper safety equipment when cleaning exterior surfaces above ground level.
  • Read and follow manufacturer safety instructions for commercial products and solvents.
  • Clean spills immediately.
  • Most solvents are flammable/toxic—do not use near flames, sparks, or motors.

5Recommendations

  • Do not power wash windows or use a high-pressure hose (may cause seal failure and water intrusion).
  • When cleaning multi-story exteriors, begin at the top and work downward.
  • Avoid metal tools, razor blades, abrasive cleaners, or sharp objects.
  • Do not use aggressive cleaners on metal surfaces. Rinse and dry immediately.
  • Do not allow cleaners to collect at glass edges near glazing materials.
  • Avoid cleaning in direct sunlight or extreme temperatures.
  • Do not scour surfaces. Clean/rinse one section at a time.
  • Clean at least twice per year (monthly in coastal areas).
  • After-market films and tints are not recommended and may damage glass or seals.

6Label Removal

Peel slowly from one corner. If adhesive remains:

  • Moisten with soapy water and gently scrape with a plastic putty knife.
  • For stubborn labels: soak with soapy water, cover with plastic wrap overnight, then remove gently.

7Weatherstripping: Inspection & Cleaning

Regular inspection helps prevent water damage and energy loss. Replace weatherstripping that is missing, cracked, brittle, discolored, gummy, or lacks “bounce back” when pressed.

Precautions:

  • Mineral spirits or petroleum-based solvents may damage weatherstripping.
  • Test alcohol in an inconspicuous area first.
  • Do not allow solvents or silicone to contact surrounding surfaces.
  • Avoid abrasives or sharp tools near weatherstripping.

Light Cleaning:

  1. Wipe with damp cloth or mild soap and water.
  2. Rinse and dry thoroughly.

Non-Water-Soluble Cleaning:

  • Clean with denatured alcohol on a soft cloth (test first).
  • If needed, use a small amount of lacquer thinner (follow safety instructions).
  • Finish by cleaning with mild soap and water.
  • If unsuccessful, replace the weatherstrip.

8Weatherstrip Repair

If loose:

  1. Carefully pull back the weatherstrip.
  2. Apply a thin bead of adhesive and press firmly for several seconds.

9Lubricating Hinges (Annually)

Modern Edge Doors recommends lubricating all window and door hinges annually. Failure to lubricate hinges may result in malfunction. Use a silicone-based lubricant.

How to Lubricate Hinges:

  1. Purchase an appropriate lubricant.
  2. Clean hinges and apply lubricant.
  3. If panels cannot be removed, use spray lubricant and apply as thoroughly as possible (some hinges include grease fittings).
  4. Reassemble hinge (ensure washers are properly installed).
  5. Open and close the window or door several times to distribute lubricant.
  6. Wipe away excess lubricant.

10Oxidation & Corrosion Warning

If brown residue (oxidation) appears and is left untreated, corrosion may expand and damage the product. Failure to address corrosion may void the warranty. Corrosion is a natural process in which metals deteriorate over time due to environmental exposure.

11Coastal & High Humidity Maintenance

Important: In coastal or high-humidity environments, Modern Edge Doors recommends quarterly inspections and maintenance. Salt and other corrosive substances must not accumulate on exterior surfaces. Modern Edge Doors does not warrant steel or paint against corrosion caused by coastal environments or homes near swimming pools.

Clean exterior surfaces with mild detergent and water at least every three months (or more often if needed). Immediately repair any scratches, chips, or coating damage.

12Re-Finishing Products

Ensure you have all necessary materials before beginning. Extreme climates and coastal environments require specialty coatings designed for added protection.

Primer:

  • Low-temperature primers may be available for use below 50°F.
  • Use oil-based primers designed for steel.

Paint:

  • Use paint specifically formulated for metal.
  • Consult your local paint supplier for recommendations.

Step-by-Step Painting Instructions:

  1. Remove all hardware.
  2. Sand with fine-grit sandpaper (220–320). Remove flaking paint. Wipe clean with damp cloth.
  3. Mask glass and non-removable areas with painter’s tape.
  4. Re-prime before painting. Stir paint thoroughly.
  5. Paint edges first, then panels. Work from top to bottom.
  6. Lightly brush over each section to remove brush marks.
  7. Allow paint to dry completely before reinstalling hardware.

13Glass Replacement

Modern Edge Doors recommends hiring a licensed professional for all glazing work. If your product was factory glazed, we recommend using DOW 795 Silicone Glazing Sealant.
